Do not infer “quiet,” “convenient,” “flood-free” or “close” from a district label. Visit in daylight, after dark and, where possible, in different weather. For every candidate, fix the exact home and destination gates. Test outward and return journeys at realistic times, recording the date, route, mode and unusual conditions. Set a total budget, not only a listing-price ceiling
A buyer needs two numbers: the maximum total commitment and the portion available for the property. Leave room for due diligence, the transaction, move-in work and repairs.

Use comparable dates and separate confirmed figures from allowances. Do not fund the purchase with an unverified discount, expected resale gain or rental return. What to assess in a gated community
A gate is only one part of a managed development. Check whether its current services, rules and costs fit your household.
Security and access
Ask how residents, guests, deliveries, contractors, school transport and emergency responders enter. Observe the process; confirm current staffing, technology and incident contacts. No access system guarantees that an incident will not occur.
Shared areas and services
Identify what the exact project or phase provides: roads, lighting, landscaping, waste arrangements and recreation space. Inspect condition and accessibility. Distinguish operating facilities from future plans or another phase; renderings are not evidence.
Management and ongoing costs
Request the fee basis, payment cycle, included services, overdue provisions, reporting process, contact channel and responsible entity. Ask whether management responsibility is expected to change.

Plot position inside the community
Walk from the plot to the entrance and shared spaces. Check traffic, service areas, boundaries, slope, drains, sun, undeveloped land and neighbouring buildings. Corner, entrance-adjacent and facility-adjacent plots involve trade-offs, not automatic advantages. Visit at active and quiet times, and have rules on alterations, pets, parking, rentals or contractor hours reviewed if they matter to you.
Foreign buyers: separate the house or building from the land
For a foreign buyer, “buying a house” is not a complete legal description. Identify the land, building, lease and any other registered or contractual right separately.
The Department of Lands states that foreign ownership of land is generally prohibited, with limited routes provided by the Land Code or other specific laws. The Department’s Land Code Section 96 bis guidance concerns a narrow residential-land application tied to qualifying investment and official permission. It is not proof that a buyer or transaction qualifies.
A house or other building, the land beneath it, a lease and any other right must each be evidenced and checked. An interest relating to a building does not by itself prove ownership of the land. A lease is governed by its actual terms and is not land ownership. Different rights can have different registration, duration, termination and succession consequences. Only an independent qualified Thai lawyer and the relevant Land Office can assess the exact proposal; this article does not recommend a structure.
Do not use a person, shareholder or company as a nominee to conceal foreign control or beneficial ownership of land. In an official warning published on 27 August 2026, the Department of Lands states that using a Thai person or Thai shareholders to hold land for a foreigner is unlawful and may trigger legal consequences. The facts and consequences of any case require qualified legal assessment.
Before paying or signing, the foreign buyer’s file should answer:
- What is the exact asset and right: land, building, lease or another registered or contractual right?
- Who owns the land and building, and what documents evidence each interest?
- Does the title, parcel, boundary and registered detail match the property inspected?
- What mortgages, servitudes, leases, orders or restrictions affect it?
- Do development, building, access and use match the available official documents?
- What is signed, registered and delivered at each payment stage if a condition fails?
- Who pays each tax, fee, common charge, repair and insurance item?
- What happens on expiry, termination, default, sale, death or incapacity?
Use a lawyer independent of the seller and agent. Request a written explanation of the right received, rights not received and downside cases. “Foreign-friendly,” “guaranteed renewal” and “standard structure” are not legal conclusions.
Home-viewing checklist and questions for the sales team
Use the same checklist at every viewing. Mark each item observed, documented, pending or not applicable.
Before the visit
- Request the exact pin and property reference, status, asking amount, inclusions, plan, stated areas and viewing contact.
- Send non-negotiables: household, bedroom level, work space, parking, pets, move date and key destinations.
- For a resale, request age, renovation, warranty and maintenance information. For a new home, ask whether the viewing is of the actual property, a model or another house type.
At the home
- Confirm the property reference before taking notes.
- Walk the arrival route, parking, entrances, stairs, wet areas, bedrooms, storage and outside space.
- Observe light, ventilation, odour, visible cracking, staining and drainage. A viewing is not a structural or systems certification.
- With permission, test accessible doors, windows, water, electrical points and included equipment; record what was not tested.
